Courtyard houses are a rational solution for obtaining density and affordability, especially in desirable neighborhoods such as Irvine.  Trellis Court is special in that it solves many of the compromises and difficulties of owning a courtyard home, but with the same (if not better) density. 

 

Private outdoor spaces tend not to be so private with three other houses look down into it.  Here, yards are repositioned to alternate areas where privacy can be achieved - at Plan 1, it's the front of the house.  Full height courtyard walls and lockable entry gate re-examine the indoor-outdoor concept.

Volume spaces are typically affordable only at the luxury level.  However with clever space planning, not only do these homes have two-story spaces, but a loft that overlooks the great room below.  A bedroom downstairs with private entry is advantageous for the independent older child or as a mother-in-law suite.
